Why Use Us
Homes recently staged by us have sold as quickly as the day after they were put on the market with several sold during their first week after listing. We have staged homes that had previously been on the market for 6 months to a year that sold within 30 days of staging. Simply, staging works and our track record is better than most. Imagine getting those results without any staging costs while even reducing the normal home maintenance cost from the day staging begins until the close of escrow.
Who We Are
Several years ago my wife and I sold our 7,300 square foot estate home in Malibu. Our high-end furniture and art are mostly traditional with the exception of my home office which is a modern motif with imported Italian leather desk and credenzas. During Thanksgiving and Christmas, we decorate extensively giving the home a warm and inviting holiday feel. Living room and dining room are formal with a relaxed but elegant feel to entry areas, family room, den and sitting areas. Our art pieces are all original works by artists that we have personally taken a liking to over the past 30 years. While we no longer have children living at home, we still have furniture and décor for young children rooms including an extraordinary bed that looks like a sports racing car with accessories to match.
What We Do
We decorate externally as well as internally with plants, bronze statues, hard and soft accessories not to mention upscale small appliances from cappuccino machines to a convection toaster oven designed to create warmth and the feeling of a home enjoyed and well lived in. My wife and I share a passion for design and décor. We have an appreciation for feng shui to create a sense of harmony and balance that enhances appeal to potential buyers. We love the challenge of creating an appealing home feel in new surroundings. Since we act as resident managers, it keeps our own lives refreshed, exciting and open to continual new adventures.

How We Work
Our presence presents the home owner with an appealing trade-off. We do not charge for our services. Yet we decorate and manage the home to make sure that each showing is well lit, impeccably clean and show ready at the time the prospective buyer arrives.
We also save the owner many of the costs of maintaining the home during this period since we pay for the cost of utilities including, electric, gas, trash, cable and phone. We limit our obligation for water to the first $100 of each billing cycle since many homes have vast grounds with water bills that exceed what would be reasonable for us to assume. If the home has a traditional size pool or spa, we will provide maintenance unless the owner wants their own pool service. We do not provide gardening services since most homeowners have services that they believe keep the look and feel of the landscape to their liking. We supply occupant's insurance with a $1,000,000 liability umbrella to protect the homeowner. Importantly, with the premises occupied by us, the cost of the owner's regular homeowners insurance is less than it would be if it were unoccupied.
Our staging agreement is simple and designed to protect the interests of the homeowner. A copy is available for review by parties interested in retaining our service.
